Business improvement District – A defined area within which businesses pay an additional tax or fee in order to fund improvements within the district’s boundaries. Grant funds acquired by the city for special programs and/or incentives such as tax abatements can be made available to assist business or recruit new business.
Infill Incentive District – Infill districts are areas with high vacancy, dilapidated buildings, high crime and/or a high amount of nuisances. If a governing body defines an area as an Infill District, incentives may include expedited zoning or rezoning, expedited processing of plans and proposals, waivers of fees and relief from some development standards.
Urban Overlay District – Layers of local planning regulation throughout the United States, which incorporate the restrictions of the underlying zoning for a given geographic area where the main goal is preserving the character of the neighborhood.
Discount Lease Rates – Discount Lease rates are available through various programs and incentive programs as well as through the use of incentive zones.
Impact Fee Deferral or Waiver – There are possibilities of impact fee deferrals and waivers for certain fees in exchange for a public benefit of a contribution to the City’s Housing Trust Fund.
Ombuds program – The City Manager’s office has an Ombuds program in which a business can seek a mediator to discuss and hopefully resolve an issue with policy.
Development Package Review – Development projects require site or development plans prior to the issuance of building permits. The City Planning and Development Services office provides checklists as well as standards to expedite and facilitate the process.
Property Research Online (PRO) – This online tool provides several searching tools for locating the property needed. It is a comprehensive information tool to support the decision making process and serves city agents and the general public in providing a one-stop mechanism for obtaining the information needed with minimal time and effort.
Tucson Empowerment Zone – Provides tax incentives that include employment credits, a 0% tax on capital gains, increased tax deductions on equipment, accelerated real property depreciation, and other incentives.
