The Arizona Hotel building is a prime example of a historic structure being renovated into a multi-use downtown destination. (photo from 2014) 

Completed:

The Arizona Hotel building at 35 N. Sixth Avenue underwent a $4.8 million renovation that includes the Arizona Hotel Apartments, offering 16 market-rate 1-bedroom and studio apartments on the second floor and free basement storage per unit. The ground floor is occupied by Miss Saigon restaurant, a UPS Store, and still has 2 suites available for lease. Newly paved and gated parking is available in the back for business tenants and available for purchase for residents. The project, developed by Marcel Dabdoub, was approved a GPLET incentive package and is part of a larger public-private partnership with Rio Nuevo and Peach Properties to restore/renovate 3 other iconic downtown Tucson buildings. 

Listed on the National Register of Historic Places, the 25,000 sqft Arizona Hotel opened in 1917 and operated as an inn until 1986.
