In September of 2017, Rio Nuevo sent out a request for proposals for a mixed-use development at the current Pima County owned surface parking lot along Broadway Blvd between Scott Avenue and 6th Avenue. JE Dunn, a Kansas City, Missouri developer, submitted a proposal for a 20-story 250,000 sqft tower with the first two stories being retail, eight stories of podium parking above the retail levels and the top remaining ten stories would be office space. Local partner developers Ron Schwabe(Peach Properties) and Marcel Dabdoub(Dabdoub Investments) are looking to partner with JE Dunn on the new development as they own much of the other half of the block including the Chicago Music Store Building and former Wig-o-Rama building which Rio Nuevo is also investing.

Rio Nuevo and JE Dunn are currently negotiating the terms of the development agreement. After terms have been finalized, JE Dunn would like the project to start within 3-9 months and finished by early 2020.
