In September of 2017, Rio Nuevo sent out a request for proposals for a mixed-use development at the current Pima County owned surface parking lot along Broadway Blvd between Scott Avenue and 6th Avenue. J.E. Dunn, a Kansas City, Missouri developer, submitted a proposal for a 20-story 250,000 sqft tower with the first two stories being retail, eight stories of podium parking above the retail levels and the top remaining ten stories would be office space. At its October Board Meeting, Rio Nuevo heard from the developer on its scaled back plans for a 12-story mixed-use office and retail project. Rio Nuevo agreed to $1.1 million in tax rebates to support the project. The top five floors will be office, the middle five will be parking and the bottom two floors will be retail. Construction projected to begin fall of 2019. Local partner developers Ron Schwabe(Peach Properties) and Marcel Dabdoub(Dabdoub Investments) are looking to partner with J.E. Dunn on the new development as they own much of the other half of the block including the Chicago Music Store Building and former Wig-o-Rama building which Rio Nuevo is also investing.

J.E. Dunn hopes to begin construction by the end of 2018 and finish by early 2020.
