HSL Properties is proposing a $20 million renovation to the former Hotel Arizona which opened in 1973 and closed temporarily in 2012. When reopened, the hotel is expected to be Hilton branded with around 300 rooms and close to 30,000 sqft of convention and event space. Rio Nuevo District has approved to provide incentives such as their portion of the state sales-tax rebate program through 2025 and will acquire the property from HSL and lease it back to them for 25 years.

There is no timeline set for the remodeling. The adjacent Hotel Arizona parking garage was demolished in January to make way for future development.
